Crappy to Happy – A New Construction Duplex

I’m excited to share a new construction project that’s been in the works since May 2013.  The property was a 2 bed/1 bath layout featuring a NO TRESPASSING warning, scary holes throughout the walls + floors, and a memorable odor.  It was a frightening place to enter and they eyesore of the neighborhood.

Fast forward to today… we’re in the home stretch of completing a gorgeous 3,600 SqFt, 8 Bedroom, 6 Bath Duplex!  Each half of the townhome-style design is 1,800 SqFt with 3Bed/2 Bath Upstairs + 1 Bed/1 Bath downstairs.  The final product you see below is another duplex nearby that the contractor just finished – it will look very similar.  Properties in the area, similar to this one have sold for right around $500k.

I’m anticipating a flurry demand from landlords, large/extended families, and owner occupants looking for a stream of income to help cover their monthly payments.  If you, or someone you know are interested in buying the property before we list it for sale on the open market – please let me know.

My private lenders (cash investors) on this deal will earn nearly $30k in interest over the course of this project!  Learn more about earning double-digit returns on your cash or your IRA/401k on my investors page.

If you are aware of similar properties in your area that are desperately in need of a renovation, or complete tear down you could EARN $2k.
